🗣️ What Not to Say When Selling a House
Avoid These Phrases That Can Cost You Time, Money, and Offers
Selling a home is more than putting up a sign and hoping for the best, it’s a strategic process. And while staging, pricing, and marketing matter, what you say (and don’t say) during showings or negotiations can make or break a deal. From our experience here are the top things sellers should avoid saying and why working with us can help you stay on track.
❌ “We’re not in a rush to sell.”
This signals to buyers that you may not be flexible and could encourage lowball offers. Even if you’re not desperate, it’s best to keep timelines private and let us handle the pace of negotiations.
❌ “We’ve already bought another house.”
Buyers may interpret this as pressure to sell quickly, which can weaken your negotiating position. Let us manage the narrative so you don’t give away leverage.
❌ “This room could use some work.”
Even if true, pointing out flaws invites buyers to focus on negatives. We are not sure why sellers insist on pointing out the negative. Instead, highlight potential: “This space gets great light and could be customized to fit your style.”
❌ “We’ve had a lot of interest.”
Unless it’s backed by multiple offers, this can come off as salesy or even misleading. If buyers sense exaggeration, they may walk away. Let us communicate market activity honestly and strategically.
❌ “We’ll throw in the furniture.”
Offering extras too early can make buyers question the value of the home itself. If incentives are part of the deal, they should be introduced at the right time we usually know when the time is right!
❌ “We’re firm on price.”
This shuts down negotiation before it starts. Even if you have a bottom line, it’s better to say, “We’re confident in our pricing based on recent comps,” and let us guide the conversation.
✅ What to Say Instead
The best thing you can say? “Let me connect you with my agent.” W are trained to highlight strengths, handle objections, and protect your interests, all while keeping the conversation professional and productive.
